Why Batu Kawan?

Industry, business and learning institutions hub

Based on Property Industry Survey 1H2021 and Market Outlook 2H2021/1H2022 conducted by REDHA, it is expected that the property market will start its full recovery in 2022 with a positive domestic economics outlook.

Why Batu Kawan?

Higher demand for Batu Kawan property than in pre-covid

The Batu Kawan rental rate is about RM1.80 per sqft pre-Covid, and currently the rental rate has increased to RM2.50 per sqft, signifying its strong demand from foreign investors. Batu Kawan successfully retains and attracts more investors to build their factories here.

Home to well-known multinational companies

With strong demand from foreign investors, most industrial buildings are already reserved by purchasers or tenants even though they are in the construction stage. Some well-known multinational companies established here are Boon Siew Honda Sdn Bhd, Swiss-based vacuum valve maker VAT Group AG, American Flash memory pioneer San Disk, and Malaysia Automotive Lightning. Besides, Batu Kawan Industrial Park is also home to semiconductor or technology firms such as Micron Technology Inc, Lam Research Corp, DexCom Inc, QES Group Berhad, Simmtech Holdings Co and Greatech Technology Bhd.

Attract multi-lingual talents

Since many foreign companies are investing in Batu Kawan, we expect to see an influx of talented or skilled workers as there is a trend that these talented or skilled workers start shifting there due to competitive compensation packages offered by multinational companies. With Malaysia currency declining lately, talents will be keen to relocate to areas such as Batu Kawan for compensation and career growth.

Amid development stage

With more investments in Batu Kawan and more talents coming in, major food chains and food franchises such as Starbucks, Mc Donald, etc., have established their presence here. With industrial areas building up and more job opportunities, more population will stay and work in Batu Kawan. Thus, we are optimistic that Batu Kawan's commercial, industrial and residential development will grow.

Ease of doing business

With the state-of-the-art infrastructure such as Penang second bridge, multinational companies will prefer to establish their presence in Batu Kawan Industrial Park as the land here is cheaper than on the mainland. Besides, companies also build their operations due to the availability of large tracts of land, good infrastructure connectivity, internet broadband, water and electricity.
